  • Many potential buyer= s took a pause as a variety of factors=E2=80=94concerns over tax reform, lu= xury=C2=A0market= =C2=A0over-supply, stock=C2=A0market=C2=A0fluctuations, even March=E2=80=99s nor=E2=80=99ea= sters=E2=80=94reduced the sense of urgency in the=C2=A0marketplace.

  • However, First Quart= er 2018 included bright spots as well: average days-on-market=C2=A0dropped slightly, indi= cating that appropriately priced properties are finding buyers quickly, whi= le mispriced properties linger.

=C2=A0

  • With uncertainty per= vading the=C2=A0market<= /span>=C2=A0in First Quarter 2018, sales dropped. Year-over-year, closed sa= les fell 11% and signed contracts declined 10%.

  • Sales varied by prod= uct type and price range, however. Resale co-ops, which benefit from lower = prices, saw sales increase 2% annually. Resale condo sales, on the other ha= nd, declined 12% as prices remained near their record-high level.
